What is Title Insurance? Title insurance protects property buyers and lenders against defects or problems with title when a transfer of property ownership occurs. Title insurance protects against fraud, forgery or heirship issues that may not arise during a normal search and examination. WLTA works with multiple underwriters to provide our customers with insurance that best fits their unique transaction.
CLOSING & SETTLEMENT SERVICES
We are dedicated to meeting your immediate needs while building a long-lasting relationship you can always count on. Our escrow or settlement agent works hand in hand with you every step of the way. We deliver timely responsiveness while providing the expertise and guidance necessary to close each real estate transaction efficiently and successfully.
TITLE SEARCH AND EXAMINATION
We closely examine the public records that affect a real estate purchase. A search involves reviewing past deeds, wills, trusts, easements, mortgages and liens to make sure that title has passed correctly to each owner. Upon completion of the search and examination, a title commitment or preliminary report is prepared, reviewed and sent to all parties involved.
Do you own your minerals or want to know who does? We provide a team of seasoned examiners who are cross-trained in surface and mineral title throughout the State of Michigan. We will provide a detailed report outlining the mineral ownership history of your parcel.
PROPERTY AND ZONING MAPS
WLTA offers best in class mapping services, including detailed property and zoning maps tailored to your needs, with options to show aerial imagery, easements, flood zones, wetlands, or other land based spatial resources.
Can’t come to us? We will gladly accommodate closings in the comfort of your home, convenience of your office or location of your choosing, providing the same quality experience you would receive in our office.
